Terms & Conditions

By booking and staying in any of our apartments, you agree to comply with the following terms and conditions:

Check-in and Check-out

Check-In: From 12:00 PM
Check-Out: By 11:00 AM
Early check-in or late check-out requests may be accommodated based on availability and may attract an extra charge.

Booking and Payment

Full pre-payment of the total booking cost is required at the time of reservation.
Accepted payment methods include bank transfer, card payment, or approved online platforms.
A refundable security deposit may be required and will be returned after check-out, pending inspection for damages or rule violations.

Cancellation and Refund Policy

Cancellations made 7 days or more before check-in are eligible for a full refund.
Cancellations made less than 7 days before check-in may incur a partial or no refund, depending on circumstances.
No-shows are non-refundable.

Occupancy Limit

Maximum occupancy is 4 adults.
Additional guests are not allowed without prior approval and may attract extra charges or result in cancellation of the booking.

House Rules

No smoking inside the apartment.
No pets allowed.
No parties or loud noise.
Maintain cleanliness and proper use of facilities.
Turn off all electrical appliances when not in use or when leaving the apartment.
Guests must respect neighbors and community rules at all times.

Quiet Hours

To maintain a peaceful environment, quiet hours are observed from 10:00 PM.
Televisions, music, and voices must be kept at a respectful level at all times.

Damages and Liability

Guests are responsible for any damage to the apartment or its contents caused by negligence, willful misconduct, or irresponsible behavior.
Costs for repair or replacement will be deducted from the security deposit, or billed separately if necessary.
The property owner is not liable for any loss or damage to guests’ personal belongings.

Refundable Security Deposit

A security deposit of up to the nightly rate of the apartment (or more for extended stays) is required and will be refunded within 24 hours after checkout, provided:

No damage to the apartment or building has occurred.
No loss or damage to property/items has been reported.
No undue disturbance to other residents has taken place.
No pets have been inside the property.
No smoking has occurred indoors.
The maximum occupancy limit has not been exceeded.
The agreed checkout time has been adhered to.

WiFi Access

Complimentary high-speed WiFi is provided.
The WiFi access code may change without prior notice.
While we strive for reliable connectivity, service disruptions may occur due to network provider issues. Pear Tree is not liable for any internet outages.

Parking

Free parking is available within the compound.
Due to limited space, guests may be required to move their vehicles to allow access for others.
Pear Tree assumes no responsibility for any damage or loss related to parked vehicles.

Lost & Forgotten Items

Guests are advised to check their apartment thoroughly before departure.
If any belongings are found, we will attempt to contact the guest within 24 hours via email.
Items must be retrieved within 30 days of departure; otherwise, they will be donated or discarded.

Energy Conservation

Guests are required to turn off water heaters after use and switch off air conditioners, lights, and appliances before leaving the apartment.

Security Cameras

Security cameras are installed around the apartment building and within the compound for the safety of guests and staff.
No surveillance cameras are placed inside the apartments.

Force Majeure

The property owner shall not be held liable for any failure or delay in performance due to acts beyond reasonable control, including natural disasters, government restrictions, or public utility failure.

Governing Law

These Terms and Conditions are governed by the laws of the Federal Republic of Nigeria.

By proceeding with your reservation, you acknowledge that you have read, understood, and agreed to all terms and conditions stated above.
